At the 2011 International Builders’ Show (IBS), Panasonic Home & Environment Company will showcase its third generation of the WhisperGreen® line of premium ventilation fans. Featuring thirteen new models that offer superior performance, quieter operation and enhanced energy efficiency, the new generation of ceiling mounted fans designed for 4” or 6” ducts, continues to improve indoor air quality in homes and light commercial applications.

Highlights of Annual 2009 Characters of New Housing


In 2009:

·        The average single-family house completed had 2,438 square feet. In 2008, the average single-family house had 2,519 square feet.

·        34% of the new single-family homes sold in the U.S. had vinyl siding as the principal type of exterior wall material.

·        88% of all single-family homes completed had air-conditioning. In the West, 69% of the new homes completed had air-conditioning.

·        34% of single-family homes completed had 4 or more bedrooms. 53% of them had 3 bedrooms.

·        Of the single-family homes completed with 4 or more bedrooms, 54% had 3 or more bathrooms.

·        17% of new single-family homes sold in the U.S. had a 3-or-more-car garage. In the Midwest 34% of the new homes sold had a 3-or-more car garage.

·        53% of single-family homes completed in the U.S. had 2 or more stories. In the Northeast, 81% of the homes completed had 2 or more stories.

·        49% of new single-family homes sold had 1 fireplace and 5% had 2 or more fireplaces.

·        The average new single-family home sold was built on a lot of 17,462 square feet. The average lot size for new homes sold in the Northeast was 35,176 square feet; for those in the West, it was 10,081 square feet.

·        62% of all new single-family homes sold used gas as the primary source of heating fuel, while 37% used electricity. In the South, 43% of the new homes sold used gas.

·        37% of all single-family homes completed had heat pumps installed as the primary type of heating system. Heat pumps accounted for 35% of heating systems installed in new homes inside metropolitan areas and for 52% of those installed in new homes outside of metropolitan areas.

·        60% of hot water or steam heating systems in completed single-family homes used gas, 12% used electricity, 21% used oil, and 6% used other fuel.

·        50,000 new single-family homes sold were designed as attached units, accounting for 13% of total new single-family home sales.

·        24% of all new single-family homes sold were financed by an FHA-insured loan. The proportion was 16% in 2008 and 4% in 2007.

·        The average sales price of new single-family homes sold was $270,900. The average sales price was $292,600 in 2008 and $313,600 in 2007.

·        The average price per square foot for new single-family homes sold was $83.89. Regionally, the average price per square foot was $110.40 in the Northeast, $83.70 in the Midwest, $76.77 in the South, and $101.74 in the West.  

·        274,000 units were completed in multifamily buildings. Of these, 66,000, or 24% were built for sale. In 2008, 301,000 units were completed in multifamily buildings. Of these, 101,000, or 34% were built for sale.

·        The average square footage of multifamily units completed and built for sale was 1,592.

·        14,000 multifamily buildings were completed. Of these, 32% had 20 units or more. In 1978, the first year these data were collected, 73,000 multifamily buildings were completed and 5% of them had 20 units or more.

·        14% of multifamily buildings completed had 4 or more floors. In 2008, this was 12% and in 2007, this was 9%.

Proper installation makes all the difference
Key installation tips:
  • Keyhole slots and alignment tabs facilitate installation, taking the guesswork out of proper mounting.
  • Elbows, turns, long ducts and ductwork smaller than the fan's exit outlet will reduce performance.
  • Use Wide aluminum foil or duct tape to join smooth metal ductwork seams.
  • Do not let flexible ductwork sag as this impedes airflow.
  • During installation, orient the bath fan outlet in the direction of the home's exit point to minimize duct turns.
  • Before adding an elbow or bend, allow 24" to 36" of straight run from the fan outlet point.
  • Duct-wrap insulation (R-5 or above) will help minimize condensation in cold climates, especially on long duct runs.
  • Exit vents should have backdraft flaps to help keep cold air from entering duct.

Ventilation Controls

OPTIONS TO HELP SELECT A SUITABLE CONTROL.

As buildings become increasingly airtight, awareness of mechanical ventilation grows. Proper ventilation is essential for removing excessive moisture that promotes mold and mildew buildup, which can deteriorate a building's structure. Mechanical ventilation also helps remove accumulated volatile organic compounds (VOCs) that affect indoor air quality (IAQ) and may cause health problems for occupants.

Different lifestyles place different demands on the ventilation system. For example, a single adult, most likely, will require less ventilation than a family of five with pets. Also, an adult homeowner may be more likely to properly operate a manual ventilation control than a tenant or children that share a bathroom. Therefore, selecting a suitable control that runs ventilation at the proper time and duration will ensure that both the occupant's health and building structure are protected.

There are several types of manual and automatic controls that can be applied to ventilation systems. Some controls are more suitable for intermittent or continuous ventilation. Panasonic's new WhisperGreen® Premier fans incorporate built-in speed, delay and occupancy controls, making them ideal for both intermittent and continuous ventilation. The following discusses options to help select a suitable control.

Manual Controls:
Manual controls require the occupant to activate the ventilation fan when needed. This allows people who are particularly sensitive to indoor air quality to manually control and maintain their comfort level. The disadvantage of manual controls is that some people may not sense the need for ventilation and not turn it on. The basic manual control is an on/off toggle switch. However, there are other controls with functions that may be more suitable to the occupant's lifestyle.

Delay timer:
Shower curtains, towels, walls and cabinets retain moisture long after the occupant has finished and left the bathroom. The advantage of a delay timer is that it continues to evacuate moisture and odor after the occupant has finished. WhisperGreen® Premier fans incorporate a delay timer that can be set within the range of 30 seconds to 60 minutes for the desired delay effect.

Manual timers:
There are two basic types of manual timers. The less expensive are spring-wound, known as crank timers, suitable for intermittent bathroom ventilation. Electronic timers are more decorative and expensive but allow the occupant to select a time duration with the push of a button. Electronic timers do not produce the sometimes annoying ticking sound that crank timers are known for. WhisperGreen® Premier fans incorporate quiet electronic controls.

Speed controls:
Speed controls allow the user to set the desired speed (airflow) of a ventilation device. Speed can be controlled either continuously or in steps. One of the disadvantages of speed controls is that they can cause undesirable noise when working in conjunction with the fan's AC motor. WhisperGreen® Premier fans incorporate a DC motor that operates quietly with its own built-in controls.

Automatic Controls:
These controls can be full or semi-automatic. An example of a fully automatic control is a 24-hour duty cycle timer that is programmed to cycle on and off over a 24-hour period. A semi-automatic control is a control that has an override switch. An example would be an occupancy sensor with a manual on/off override.

Occupancy (motion) sensors:
Occupancy sensors are suitable for intermittent ventilation. An advantage is that the ventilation system will operate without having to rely on the occupant's interaction. The ventilation system will remain "on" and continue working for a duration after the occupant has left the room, much like a delay off timer. Select WhisperGreen® Premier fans have occupancy sensors integral to the fan grille. Dehumidistats can be used to turn a ventilation system on/off when relative humidity reaches a certain level. These controls are most likely to be used in bathrooms to evacuate excessive moisture. Dehumidistats have a few disadvantages. One disadvantage is that seasonal changes in outdoor relative humidity necessitate seasonal readjustments to function optimally. Another disadvantage of a dehumidistat is that they are often mistaken for thermostats and set at 70 and never adjusted. Finally, it does not automatically remove odors.
